Position Summary:

We are seeking a reliable and detail-oriented Property Superintendent / Property Coordinator to manage and support a diverse portfolio of residential properties, including apartments, houses, and townhouses. This role involves coordinating lease and sales activities, delivering exceptional customer service, handling administrative tasks, and supporting planning and permitting processes. The ideal candidate will have experience in residential property management and be familiar with a wide range of housing types.

 Key Responsibilities:

  • Residential Property Management:
  • Oversee day-to-day operations across apartment buildings, single-family homes, and townhouse communities.
  •  Conduct property inspections and coordinate maintenance and repairs as needed.
  •  Ensure properties are clean, secure, and compliant with safety and housing regulations.

 Lease and Sales Administration:

  • Draft, review, and manage lease agreements and renewals.
  •  Coordinate move-ins, move-outs, and property turnovers.
  •  Assist in property sales transactions including documentation and client communications.

 Customer Service:

  • Act as the first point of contact for tenants and prospective residents.
  •  Address tenant issues, maintenance requests, and concerns promptly.
  •  Maintain positive resident relations to promote retention and satisfaction.

 Administrative and Filing Duties:

  • Maintain accurate records for leases, service contracts, correspondence, and property documentation.
  •  Support property reporting, billing, and general administrative duties.
  •  Organize files for inspections, insurance, permits, and other compliance documents.
  •  Planning and Permitting Support (Asset):
  • Assist with permit applications and liaise with municipal planning departments.
  •  Understand basic zoning and land use regulations.
  •  Support the property team with development or renovation projects requiring permits or regulatory oversight.

 Qualifications:

  • Experience in residential property management, including apartments, houses, and/or townhouses.
  •  Familiarity with lease agreements, tenant relations, and property operations.
  •  Experience with municipal permitting or urban planning is an asset.
  •  Proficient in Microsoft Office and property management software (e.g., Yardi, AppFolio).
  •  Strong interpersonal, communication, and organizational skills.
  •  Ability to multitask and work both independently and as part of a team.
  •  Valid driver’s license and access to reliable transportation.

Compensation & Schedule:

  • Commensurate with experience and qualifications.
